prepared by a New Mexico Title Company. Let us say you
are paying $18,000 in cash for the ranch. You then wire
the title company the $18,000. The title company takes the legal steps of
ascertaining that I own the ranch, that there are no liens
against it and that the taxes have been paid. When all
that comes back positive, they will prepare the closing
documents and send to me and you to sign and send back
to them. The final step is that they issue and record the deed and
send it to you and send me the balance of the funds,
after deducting their fees and expenses. You will
not have to send me any funds. The entire process is
handled by the title company, which is licensed by the
state and insured. They do what lawyers do in European
and other countries. If there is ever a problem with the
